AI Companies Take More London Office Space as The Shard Adds New Availability

AI companies are becoming an increasingly important source of demand for London office space. New figures show that AI businesses leased more office space in the capital during the first six months of 2026 than they did throughout the whole of 2025.

In a separate development, The Shard has released a newly refurbished 20,075 sq ft office floor at London Bridge. Although the two announcements are not directly connected, they highlight both sides of the London office market: growing demand from expanding technology companies and new prime office availability entering the market.

AI Companies Lease 661,068 Sq Ft of London Office Space

According to figures reported by IREI, AI companies leased 661,068 sq ft of London office space between January and June 2026.

This exceeded the approximately 500,000 sq ft leased by the sector during the whole of 2025. Since the beginning of 2025, AI businesses have committed to almost 1.2 million sq ft of office space across London.

The average AI office transaction during the first half of 2026 was reportedly 22,795 sq ft. This suggests that demand is no longer limited to small start-up offices, coworking memberships and short-term flexible workspace.

One of the largest transactions involved Anthropic, the AI company behind Claude, which agreed to occupy approximately 158,000 sq ft at One Triton Square in Regent's Place.

Knight Frank is also reported to be tracking approximately 610,000 sq ft of active office requirements from high-technology companies. The property consultancy expects AI office take-up in London to reach approximately one million sq ft by the end of 2026.

Why AI Companies Are Taking Larger London Offices

Many AI businesses begin their London operations in serviced offices, managed offices or coworking spaces. These options allow growing teams to secure an office quickly without making a long-term commitment.

However, office requirements often change as companies raise funding, recruit more employees and establish permanent operations in the UK.

The Shard Releases 20,075 Sq Ft of Office Space

In a separate London office announcement, The Shard released 20,075 sq ft of newly refurbished office space on the north side of Level 10.

The north-facing office provides views across London and includes three winter gardens offering fresh air and dedicated breakout areas.

The floor is being delivered in Cat A condition, allowing the incoming occupier to design and fit out the office around its operational requirements, workplace strategy and brand.

The open workspace also benefits from WiredScore Platinum certification, reflecting the building's digital connectivity and technical infrastructure.

Office Amenities and Transport at The Shard

Businesses occupying The Shard benefit from direct access to London Bridge Station, which provides National Rail, Jubilee line and Northern line connections.

On-site amenities include concierge services, a medical centre, seasonal events and occupier discounts through The Shard Members card.

The building was designed by architect Renzo Piano and holds BREEAM Excellent and EPC B ratings.

The release of Level 10 North forms the first stage of a wider programme of improvements to The Shard's workplace offering. Further amenities planned for 2026 include a coffee bar, an improved arrival area, a business lounge and a flexible community event space.

What Does This Mean for the London Office Market?

The increase in demand from AI companies does not affect every part of the London office market equally. However, it adds further competition for high-quality offices in well-connected central London locations.
